Start With the Cost to Rebuild
Your home insurance review should consider the cost to rebuild the dwelling, not simply its sale price or mortgage balance. Share the construction type, square footage, roof details, improvements, and any detached structures so the carrier can evaluate the property.
Read Each Coverage Separately
Review dwelling, other structures, personal property, liability, and loss-of-use protection in the proposed policy. Ask about limits, exclusions, replacement-cost versus actual-cash-value settlement, and any special limits for valuables.
Pay Attention to Weather and Water
Ask how the policy treats wind, hail, roof damage, water backup, and flood. Do not assume that a homeowners policy covers every kind of water damage. Discuss separate flood coverage and any windstorm arrangements applicable to the property with your agent.
Compare Deductibles, Not Just Premiums
A lower premium may come with a larger deductible or narrower protection. If a deductible is expressed as a percentage, ask which insured value it is calculated from and what your potential share of a loss would be. Review the declarations and endorsements before choosing.
Prepare Your Quote and Claim Records
Have the address, roof age, updates, occupancy, prior losses, and current policy ready. For a claim, document damage safely and contact the insurer promptly. Coverage, claim payment, and eligibility depend on the actual policy and verified information.
